Landlords in the UK have shown "a willingness" to purchase property lately, according to one expert.

Chris Jenkins, manager of Clarity Commercial, said that the onus is on others to get the market moving at a suitable rate again.

"It is now up to the lenders to sort their own house out and start creating the financial products capable of kick-starting growth," he explained.

Landlords and letting agents may also be interested to hear Mr Jenkins' comments, regarding rent in the country.

He suggested that rental incomes in "many areas" of the UK are still strong enough to provide property owners with "a healthy cash flow".

These comments come after the British Bankers' Association reported last month that 28,179 mortgages were approved in February 2009, which was an increase of 16.1 per cent on the previous month.

Despite this improvement month-on-month, the figure was 30.6 per cent down year-on-year.
