Landlords given legal letting tips

Landlords should take precautionary steps when taking on new tenants for their properties, it has been suggested.

Tom Entwistle, director of Landlordzone, a rental industry portal, first advised landlords to obtain signed copies of the ingoing inventory.

The letting agent or landlord should then take photographs of the condition of the property when their tenants leave and also obtain a signed copy of the check-out inventory.

Recent research from mydeposits.co.uk has found that tenants lost more than £15,000 per month by breaking the conditions of their tenancy agreements.

But landlords could lose money if they are not present when tenants check out of the property, Mr Entwistle warned.

"They often don't insist on being present at the check-out - which is critical - and are then surprised some time later when demands are made, which by then is too late," he said.
