Landlords 'fighting for the environment'

Landlords are taking a lead role in the fight against climate change, according to research by Paragon Mortgages.

Nearly two thirds (62 per cent) have installed double glazing in their properties while more than half (56 per cent) have installed a new boiler in their residential lettings.

John Heron, Paragon Mortgages managing director, claimed that their had been a "marked improvement" in the standard of residential lettings since 1995.

He said: "Every landlord wishing to market a property for let will require an EPC [energy performance certificate], so it is likely that the rating of their property will add to the factors that a potential tenant will consider.

"Lower fuel and energy costs are important, particularly given the rising cost of energy, so a property with a high energy efficiency rating is likely to be a winner."

It will be compulsory for landlords to provide EPCs for all their properties when new laws come into force in the next month.
