Demand for residential lettings is outstripping supply, according to the Association of Residential Letting Agents (Arla).
Landlord suspicions were confirmed following the publication of figures by Arla which indicated that 39 per cent of agents believe demand was greater than the number of properties available to rent.
Head of operations at Arla, Ian Potter, claimed that there had also been a surge in the number of two-bedroom flats on the market, which was helping drive down rental costs.
He said: "In many places this has had a positive effect as it has allowed the rental market to provide stability in housing at a time of volatility in the sales market.
"It also demolishes the myth of soaring rent levels."
Despite this positive outlook for consumers however, research suggested that there was greater demand in certain parts of the country, but particularly London and the South East.
However, the national average for house rent fell by seven per cent during the three months to the end of May.
