Landlords could find that they are better off long-term by charging less rent for their properties.
According to Alex Matthews of hip-consultant.co.uk, this is because lower rents can sometimes attract a better class of tenant to a property.
He noted: "Landlords want tenants who will pay on time, take good care of the property and keep open lines of communication with both the letting agent and the landlord."
Mr Matthews explained that this kind of tenant is also more likely to want to stay in their rented accommodation for a longer period of time, which could save the landlord money on marketing their property at a later date.
He added that landlords can tell if a potential tenant is this kind of client if they ask about the energy efficiency of a property.
Last month, Linda McCallion, lettings manager with Sherry FitzGerald Kavanagh, stated that landlords can save money by employing the services of a good letting agent.
