Landlords 'can start to be more bullish on rents'

Landlords can begin to become more confident in rent negotiations as housing availability begins to decrease for tenants, according to one expert.
Since summer 2008 there has been a 50 per cent increase in the amount of people looking to rent out their properties rather than sell due the fall in housing prices.
This led to fierce competition among landlords for tenants, many of whom were able to bargain down rents.
But with many of these reluctant landlords now looking for a way back into the sales market, Steven Lees, head of marketing for email4property, said the balance of power has now shifted back to landlords.
"Availability has decreased, allowing landlords to be more bullish on rents and conditions of tenancy," he said.
According to Land Registry data UK house prices remained fairly stable in August with an overall average price drop of 0.1 per cent.
But London and the West Midlands both saw property prices rise by 0.8 per cent.
