Landlords 'are generally aware of their legal duties'

Landlords have a duty to fix any problems in the properties they own, an industry expert has warned.

Elizabeth Brogan, senior policy officer for the NLA, explained that there was "a very complex network of law" that landlords had to make sure they complied with.

She explained that surveys indicate that around 80 per cent of tenants are happy with life in their rented property, suggesting that most landlords are complying with the regulations.

However, Ms Brogan added: "There is a hardcore small minority who are deliberately flouting the law. There is a wider range of landlords who aren't entirely aware of the full range of the law and how it applies to their tenancies or properties.

"So if they do flout the law … it's because they aren't aware entirely how [the regulations] should apply to the situation that there in."

She also explained that landlords have a duty "to ensure that any problems, they are aware of in the property, are put right".

Recently, the British Property Federation (BPF) called on the government to reduce regulation for private sector landlords to help reduce the affordable housing supply crisis.
