Landlords advised on 'good letting agents'

A good letting agent will minimise void periods on mortgages for landlords, according to property expert Jaimie Kanwar.
Her comments came amid her recommendations to landlords on how they should obtain good mortgage advice to ensure they get the best deals as part of their long-term investment strategy.
Ms Kanwar, Bradford and Bingley's Property Woman of the Year 2008, added that landlords should look to avoid letting agents or financial advisors which apply fees or commissions, especially those which demand payment beforehand.
"If the investment proposition is a sound one there should be no reason to pay up front fees," she said.
The importance of good marketing was also suggested, as Ms Kanwar stressed the need for local knowledge and a prospective property's proximity to transport links and amenities.
Her comments follow those made by Tony Booth, a National Association of Estate Agents member, who, writing at property investment advice website Property Secrets, said landlords need to make sure their homes offer standards of cleanliness to attract tenants in what is now a highly competitive residential lettings market.
