Landlords advised on dealing with rent arrears

UK landlord bodies have issued advice to landlords about handling tenants with rent arrears after some property owners placed signs outside properties naming and shaming tenants for failing to pay up.
The National Landlords Association (NLA) and the Association of Residential Letting Agents (Arla) both condemned the action, warning that it is both potentially illegal and disruptive to community relations.
David Salusbury, chairman of the NLA, suggested that the current legal routes available for landlords needing to gain possession of a property can take up to six months and therefore be "very frustrating".
But he also labelled the naming and shaming tactics adopted by some property owners as a fundamentally flawed idea and advised letting agents not to support it.
According to online industry portal Landlords UK, landlords wanting to seek possession because of tenants refusing to pay rent must do so on grounds eight, ten and 11 - a combination of mandatory and discretionary legal grounds.
