Landlords advised not to cut corners with gas safety

In the month that the new Gas Safe Register was introduced, landlords have been reminded that it is illegal for an unregistered person to undertake work on a gas appliance in a property.
The Health and Safety Executive (HSE) has told those responsible for property management that they should not cut corners when it comes to gas safety.
HSE inspector Matthew Tackling said: "People needlessly die each year from carbon monoxide poisoning due to a lack of effective maintenance of gas appliances.
"Annual safety checks must be carried out by a competent and registered gas engineer."
Reminding landlords of their responsibilities, he added that Gas Safety Records should be received, checked and kept for no less than two years. Tenants are legally required to be given the certificate.
The warnings come after magistrates ordered a former landlord from Essex to pay £20,000 in fines and court costs after he was found guilty of breaching five Gas Safety (Installation and Use) Regulations 1998.
