A landlord from Cirencester has been fined for renting out part of a property without having the appropriate licence, a newspaper has reported.

According to the Wilts and Gloucestershire Standard, Gloucester Crown Court heard on Tuesday (April 15th) that Roderick Williams, of Melmore Gardens, will appeal against a conviction for an offence under the Housing Acts.

The magistrates' decision to convict Mr Williams under the Housing Act 2004 was originally delivered at Gloucester Magistrates Court on January 4th.

The appeal against this conviction, which dictates that the landlord be fined 1,500 pounds and ordered to pay Cotswold District Council's prosecution costs, will take place on April 25th.

The case, in which a precedent has reportedly been set in terms of national case law, concerns the fact that Mr Williams allowed up to six students to rent out two floors of a property, withoutthe right licence - representing an infringement of multiple occupancy laws.

A House in Multiple Occupancy (HMO) is defined as a house which is occupied by people who do not form a single household.
