Landlord problems 'can start at rent collection stage'

It should not be forgotten that most landlord mortgage problems begin if tenants fail to pay their rent, according to one property industry body.
The National Landlords Association (NLA) claims that it is "important" to consider this issue in the debate about the finance and welfare protection of tenants.
Many commentators have called on the government to safeguard tenants from landlords who have their homes repossessed, but the focus - until now - has been on the responsibilities of the property owner.
"Tenants may have difficulty meeting their rental payments but a failure to do so may put them at immediate risk of losing their home and the landlord at risk of losing their livelihood," the NLA warned.
Rent collection software is one type of product that can help landlords organise their incomes.
Further advice for landlords came from NLA chairman David Salusbury, who told UK Landlord last week that property owners should assess their portfolios to ensure they maintain a competitive edge in a difficult market.
