Landlords have been advised on how to follow the correct legal procedures if their tenants are in arrears.
Letting agency software can help property owners remain legally compliant, but guidance from property portfolio management group Young London may also be useful.
According to the company, landlords should consider legal action against their customers as a "last resort", but if it gets to this stage there are a number of issues to bear in mind.
Young London said: "As soon as your tenant goes into arrears (14 days after the due date) make sure you speak to your local landlords' association or seek specialist legal advice to explore all the options available."
Any arrears incurred by taking legal action will have to be paid by landlords themselves and cannot be recovered from the tenants, the firm added.
Further advice on the issue can be obtained by the National Landlords Association, and it is very possible that such issues will arise in the current tough economic climate.
