Letting agents and landlords have been advised on the importance of completing inventories effectively under the government's current tenancy deposit protection scheme.
According to Tom Entwistle, editor of Lanlordzone.co.uk, inventories will play an important factor if landlords or letting agents face tenancy deposit disputes.
Mr Entwistle's comments come after figures released by mydeposits.co.uk showed that tenants received all or part of their deposits back in 91 per cent of the 125 disputes the government scheme handled during the third quarter.
The rental property sector expert commented: "Inventories are going to be a key to use; inventories have become very important with the scheme."
He added that after more than a year in operation, the success of the government's deposit protection system is yet to be revealed.
