The introduction of energy performance certificates (EPCs) for landlords and potential tenants will be more cost efficient for both parties, it has been suggested.
According to Nancy Baynes, spokesperson for the Energy Saving Trust, letting agents and landlords will receive far greater interest from tenants if they carry out basic energy-saving measures.
Since October 1st, prospective tenants have been given the legal right to see a property's EPC from landlords or letting agents - which gives them an indication of how much it would cost to heat.
Research by the Trust found that eight in ten people would be cautious to rent a property with a poor EPC and, according to the London Climate Change Group, landlords might be able to raise their sale price if they offer an energy-efficient home.
Private housing tenants would save up to £700 a year on energy bills if basic green measures, such as loft insulation, have been carried out on their property, Ms Baynes said.
She added: "We urge all landlords to see this new legislation as an opportunity not a challenge."
