Although letting agent software can help property rental firms stay legally compliant, the Association of Residential Letting Agents (Arla) operations manager Ian Potter has urged the government to monitor the so-called reluctant landlord market.
An increase in the number of landlords and letting agents in the UK has been recorded since the onset of the credit crunch and Mr Potter thinks that these individuals and businesses need regulating.
The Arla representative also believes this is a particularly pertinent point for the property market in Scotland as tenants' money is not protected by a government-led deposit scheme.
He said: "Arla is calling on Holyrood to pursue for the regulation of all Scottish agents, establishing a recognised minimum standard regulated by statute, to help bring as much confidence to the market as possible."
Mr Potter's comments follow the Scottish government's review of private landlords, which was announced at a lettings event in Edinburgh earlier this week.
