Good marketing 'essential for landlords'

High competition among landlords in the private rented sector means that those who can market their properties more effectively could have a significant advantage, an expert has suggested.
According to National Association of Estate Agents member Tony Booth, writing at investment advice website Property Secrets, landlords need to place a greater emphasis on the presentation of their properties when trying to attract tenants into rented accommodation.
Many rented properties can now be comparable in terms of rent, location and size, so landlords with better-looking homes are more likely to secure tenancy agreements, he explained.
"High standards of cleanliness and bright and fresh interior decoration remain amongst the most important elements to influence rapid potential tenant take up," Mr Booth said.
The property expert's advice comes after the economic downturn has prompted some would-be sellers to rent out their properties rather than sell at distressed prices, which has led to a rise in the number of rental homes on the market and a downward pressure on rent in some areas.
