New government policy could see social housing landlords could be rewarded if they treat their tenants well.
In a recent speech, former communities secretary Ruth Kelly outlined government plans which are part of the largest review of social housing regulation in over 30 years.
Under the proposals, good landlords would be rewarded by being freed from the burden of red tape. This would allow them to concentrate on getting housing management services right and expanding their portfolio of properties.
Furthermore, a new powerful watchdog would have the power to penalise bad landlords with sanctions.
"We need to move to a system that puts tenants in the driving seat and that minimises the burdens on good social landlords," Ms Kelly explained.
"The changes mean landlords are more accountable while ensuring tenants have a real say about how their homes are managed for the first time.
After Gordon Brown took over as prime minister last week, he said that the private sector will have to play a key role in delivering social housing in the future.
