Energy efficient properties 'will find favour with tenants'

Landlords who make energy efficient improvements to their homes could find themselves with an advantage over their peers, it has been claimed.

According to David Bexon, managing director of email4property, the cost savings that tenants can expect could lead them to actively seek out properties that use energy more efficiently.

Moreover, this could then be used by them as a bargaining tool when negotiating over the rent they expect to pay, he claims.

Mr Bexon told residentiallandlord.com: "While tenants are unlikely to turn down a property solely because it’s got an F or G rating, in our increasingly cost conscious world, running costs are playing a more important role in the decision making process when looking to buy or rent a home, and a tenant may now request a reduction in rent to reflect a home’s inefficiency."

Mr Bexon's comments comes as the rental sectorcounts down to October 1st when it will be compulsory for all landlords to hold an Energy Performance Certificates detailing the efficiency of appliances and energy usage in their properties.
