Energy efficiency to become more important for landlords

Landlords should evaluate the energy efficiency of their properties.

That is according to Paragon Mortgages, which urged buy-to-let property owners to be prepared for new energy performance rules due to come into effect this year.

The new legislation means that landlords will have to provide prospective tenants with an Energy Performance Certificate (EPC), which will indicate how energy efficient the property is.

Paragon said that EPCs could prove decisive in determining which property a tenant chooses to rent.

John Heron, managing director of the company, commented: "If two properties are of a similar standard and rent level, then the tenant is likely to choose the property with the better energy efficiency."

"Landlords already provide high quality rental accommodation, but if they are looking to make improvements to the energy performance of a property, now is a good opportunity."

A range of grants are available to landlords and tenants to help them improve their home's energy efficiency, including the Landlord Energy Saving Allowance.
