A lettings agent from Edinburgh has highlighted how the city can provide landlords with a good source of income.

Diarmid Mackenzie Smith, the director of letting at Rettie & Co, told the Times that a number of parents of students in Scotland's capital are benefiting from investing in property for their offspring.

"[Parents] are renting to a large and captive market," the lettings expert explained. "In Edinburgh there are 55,000 students, many of whom pay rent of £375 per month on average."

Mr Mackenzie Smith's comments came after the Times revealed that investing in student property can be "smart play".

It added that bricks and mortar in the student letting market are as "near to bullet proof" as one can get in this current economic climate.

Many new student tenancy agreements will begin this summer as first years come to the end of their opening two semesters at university.
