East London to benefit from Olympic regeneration

Landlords looking for capital appreciation from new properties should consider investing in the east end of London, an industry expert has claimed.

Ludlowthompson sales manager Natalie Churchman explained that the regeneration associated with the 2012 Olympics meant that property prices in the surrounding area could jump by as much as £100,000 in the coming years.

In addition, Ms Churchman pointed out that east London could become more attractive to people looking to rent after the area's transport connections improve. In particular, the East London Line of the tube will be expanded in 2010.

"We've seen house prices rise, around Walthamstow and surrounding areas. We've had a rise all over London, but I think Walthamstow will continue to rise, and perhaps it's risen [more] than some more established areas in London because of the Olympics," Ms Churchman added.

In addition, Ms Churchaman pointed out that areas of east London were becoming more attractive as they became gentrified.

"To take Walthamstow for an example, there is an area now called Walthamstow village where you've got nice restaurants, gastro pubs opening up," she said.

Recently, the Property Investor Show found that landlords were particularly attracted to regeneration areas when looking for new property.

Nick Atkinson, investment manager at Castle Residential, said: "Regeneration areas have significant benefits for those buyers with affordability constraints. Investing in up and coming areas means significantly lower purchase prices and the knowledge that ongoing regeneration will help their investment to grow."
