Landlords might consider marketing their portfolio through letting agent software as competition in the buy-to-let sector continues to increase.
The rental market is becoming increasingly saturated in city centres such as Birmingham and Manchester, suggested Paul Shamplina, founding partner of Landlord Action.
Mr Shamplina recommended renters to check that their property is fully referenced correctly with their letting agents and above all, to keep their wits about them if they are struggling to find tenants for a vacancy.
"Where you put your work in now it will save a lot of work in the back-end of everything," he said.
"Do not think: 'My property's been vacant for two weeks I need to get someone in there.' Do not be rash," he added.
The number of new tenants rose by 20 per cent between June 2008 and August 2008, according to Association of Residential Letting Agents statistics for the second quarter, published in September.
