Different tenants 'want different things'

Differing tenant requirements must be considered when advertising residential lettings, one expert has suggested.
Letting agents keen to attract students to a particular property should encourage landlords to invest in things that would make it desirable, such as a washing machine or broadband.
Alan Ward, director of the Residential Landlords Association (RLA), remarks that students are more likely to let a property that is already suited to their needs.
He said: "Different markets will have different requirements - students will want broadband and Sky and you might rent the property more easily to them if it is already included.
"Safety has to be considered too - fire extinguishers, fire blankets for kitchens and an alarm system are the basics with secure outer doors."
Conversely, dishwashers are becoming an increasingly important addition for busy professionaltenants.
The most recent Residential Rental Price Index revealed that the average monthly price for a property increased by £23 between February and April 2008, which could see tenants looking for more perks for their money.
