Coach house developments 'are a headache for landlords'

Coach house developments might allow landlords to purchase cheaper new property to add to their portfolio, but could also mean that they have to deal with angry tenants.

That's the opinion of Catriona Bright, the managing director of New Build Inspections, who has warned that the new trend for builders to opt for this design could leave landlords with a headache in the future.

In a bid to maximise their profit and provide cheap housing in limited space, builders have started to construct new houses on top of several garages - which are often owned by someone else.

While this means that landlords can buy cheap property, it may "almost certainly lead to a row" between tenants.

Landlords can find that tenants take matters into their own hands and deal with the problem of overcrowding.

"On one housing estate I am familiar with the residents were so fed up with the lack of parking and arguments that three of them converted their tiny gardens into parkingspaces," Ms Bright explained.

She concluded that these coach house developments lead "to the building of inappropriate homes that result in a poor quality of life for the owners."

As a result, landlords who do not want to have to deal with quarrelling tenants could consider looking for other property types.
