Buy-to-let properties 'excellent for the long-term'

The latest property management advice has come from industry expert Clarity Commercial.

Manager at the firm Chris Jenkins said that buy-to-let properties can be "an excellent long-term investment" option, as long as the landlord in question buys in the right way.

Various issues need to be considered before landlords make their investment, he added, whether they are new to the buy-to-let world or not.

"Before anyone invests they need to work out what they want from their investment in the first place - capital growth, cash flow, property for children at university, etc," Mr Jenkins stated.

After that, they should apparently look into "location, what finance they can achieve on the investment [and] rental demand".

Last month, the Association of Residential Letting Agents revealed that 8.2 per cent of its members reported that landlords were purchasing more properties in the first quarter of 2009 - 4.7 per cent up on the last quarter of 2008.
