Landlords have been advised against postponing rent reviews in the hope that they will be able to secure better terms.
According to property services group Atisreal, the practice of delaying the process is of little benefit to owners.
Chris Stott, of the company's Sheffield landlord and tenant team, told the Sheffield Star: "Rent reviews have long been a source of contention in the relationship between landlord and tenant.
"However, they cannot be avoided and ensuring that they are agreed in a timely and professional manner can help to achieve positive results for both parties."
Mr Stott went on to recommend that landlords carefully consider their position before embarking on a rent review and gather relevant information that would justify an increase if he is planning to raise the rent.
Also advisable, he said, is seeking out professional advice from a lease advisory expert to help oversee the process.
