Arla has warned letting agents and landlords that 2010 may be even tougher than 2009 for the private rented sector.
It told letting agents that they must be careful when selecting landlords and tenants due to the large number of people struggling to meet rental payments combined with the amount of landlords defaulting on their mortgages.
Ian Potter, operations manager at Arla, also pointed out that the government had not yet introduced a national register of landlords or industry regulation of letting agents.
He said this would provide a challenge for reputable companies operating in the industry as more investors take advantage of low house prices to join the buy-to-let market.
"With increasing numbers of new landlords and new properties coming onto the market
it will be crucial to ensure best practice and high standards across the sector," he stated.
Last week, Arla criticised Alistair Darling's decision not to extend the stamp duty holiday, claiming that he had failed to deliver any useful help to the housing sector.
