Arla: Landlords to reduce portfolio reshaping in 2012

New research has suggested landlords may be less inclined to reshape their portfolios in 2012, with buying and selling set to stagnate.
The latest study from the Association of Residential Letting Agents (Arla) showed the number of individuals expecting to acquire further properties in the next 12 months has dropped from 27 per cent in the fourth quarter of 2011 to 25 per cent.
Meanwhile, those planning to sell an abode rose from eight per cent to nine per cent.
President of Arla Tim Hyatt claimed the Private Rented Sector (PRS) is still likely to see growth in the coming months, but the number of landlords expanding their portfolios is likely to reduce.
Ian Potter, Arla operations manager, commented: "A healthy PRS is crucial in providing choice and flexibility for consumers across the housing market in 2012 and, ultimately, helping to provide more homes for more people."
The news comes after Arla reported that rental property demand may soften as fewer letting agents noticed demand outstripping supply in the fourth quarter of 2011.
