Landlords and letting agents have been advised that active property management and local knowledge are key factors in dictating the success of a property professional.
Indeed, property rental software could be beneficial for anyone looking at ways to organise their portfolios.
National Landlords Association (NLA) spokesperson Steven Hilton said the group agreed with the initial sentiment, which was recently published in a University of Nottingham housing market study.
The report, We All Live in a Robbie Fowler House, also called the buy-to-let sector a vital part of the UK's economy, although it did suggest that a number of experienced investors are considered "vultures" for making the most of falling property prices by expanding their portfolios.
"Speculative or uninformed investment is now a more difficult proposition all together and we discourage those looking for a 'quick buck' to see renting property as some kind of cash cow," said Mr Hilton.
